What to Expect During a Data Center Site Tour: A First-Timer's Guide

Touring a data center for the first time? Here's what to look for, what questions to ask, and how to evaluate a facility beyond the sales pitch.

Why the Site Tour Matters

A data center site tour is the single most important step in choosing a colocation provider. Brochures lie. Websites exaggerate. Sales reps tell you what you want to hear. But concrete, steel, generators, and cooling systems don't lie — they're either there or they're not. Yet most first-time buyers walk through a data center tour without knowing what to look for. They see a clean hallway, hear the hum of servers, nod at a generator, and sign a contract. Six months later, they discover the cooling can't handle their density, the cross-connect fees are outrageous, or the "24/7 support" is actually one guy with a pager. This guide tells you exactly what to look for, what to ask, and what the red flags are — so you make an informed decision, not an impressed one.

Before You Arrive: Preparation

A productive site tour starts before you walk through the door. Bring your requirements document. You should know, at minimum: • How many racks or cabinets you need now, and projected growth over 3 years • Your power requirement per rack (kW) — current and peak • Connectivity needs: which carriers, cloud on-ramps, or peering exchanges you require • Compliance requirements: SOC 2, HIPAA, PCI DSS, FedRAMP • Your maintenance window preferences and support expectations Without these numbers, you're window shopping. With them, you can evaluate whether the facility actually fits — or whether the sales team is just hoping you won't ask the hard questions.

The Lobby and Security Checkpoint

Your tour starts at the front door, and security should be the first thing you notice. What good looks like: • Mantrap entry (two interlocking doors — you can't open the second until the first closes behind you) • Biometric access control (fingerprint, palm, or retina) — not just key cards • Photo ID check and visitor log with sign-in/sign-out tracking • Visible security cameras covering every angle — entrance, hallways, loading dock • Security guard presence (staffed 24/7, not just during business hours) Red flags: • A single door with a keycard reader and no mantrap • No visitor escort policy — if they let you wander alone, they'll let anyone wander alone • Cameras that look like they were installed in 2008 and never upgraded • "We'll badge you in" without checking your ID

The Data Hall: What to Look For

This is the main event — the raised floor (or slab) where your equipment will live. Power infrastructure: • Ask to see the power path from utility entrance to your rack. A good facility will walk you through: utility feed → automatic transfer switch (ATS) → UPS → power distribution unit (PDU) → your circuit. • Look at the UPS systems. Are they modern? What's the battery type (lithium-ion is newer and more reliable than VRLA lead-acid)? When were batteries last replaced? • Ask about redundancy: N+1 means one extra UPS module beyond what's needed. 2N means a fully independent second power path. Know which one you're getting. Cooling: • What cooling methodology? Traditional raised-floor with CRAC/CRAH units, or hot-aisle/cold-aisle containment, or in-row cooling? Containment is better — it prevents hot and cold air from mixing. • What's the target temperature and humidity range? ASHRAE A1 (64-80°F) is standard. • Ask what happens if a cooling unit fails. Is there N+1 redundancy on cooling? Cleanliness and organization: • Cables should be managed — not spaghetti. If their own infrastructure cabling is a mess, imagine what your environment will look like after a year. • Floors should be clean. Raised floor tiles should be seated properly with no gaps. • No cardboard boxes, packing materials, or random equipment sitting in the aisles.

Generators and Fuel

Generators are your lifeline when utility power fails. This is where you separate serious facilities from pretenders. Questions to ask: • How many generators, and what's the redundancy? N+1 minimum. Ask if they can carry full facility load on generators alone. • What fuel type? Diesel is standard. How much fuel is stored on-site? Most facilities keep 24-48 hours of fuel. Some have contracts for emergency fuel delivery within 4-8 hours. • When was the last full-load generator test? Good facilities test monthly under load, not just a no-load start test. Ask for the test log. • What's the transfer time from utility to generator? Modern ATS switches in 10-15 seconds. UPS batteries cover the gap. Red flags: • A single generator with no backup • "We haven't tested under full load recently" • Fuel tanks that look rusted or poorly maintained • No documented maintenance schedule

Network and Connectivity

A data center is only as good as its connectivity. You're not just renting space — you're buying access to networks. What to evaluate: • Meet-me room (MMR): This is where carriers terminate fiber into the building. A healthy MMR has multiple carrier cabinets from different providers. Ask how many carriers are on-net. • Diverse fiber entry: The building should have at least two physically separate fiber entry points from different directions. A single fiber path = a single point of failure. • Cross-connect process: How long does it take to provision a cross-connect? Good facilities do it in 1-3 business days. Some take weeks. • Cross-connect pricing: Ask for the price list before you sign. Some facilities charge $200/month per cross-connect; others charge $500+. This adds up fast. • Cloud on-ramps: If you need AWS Direct Connect, Azure ExpressRoute, or Google Cloud Interconnect, ask if they're available natively in the facility.

Support and Operations

Infrastructure is only half the equation. The people who run the facility matter just as much. Questions to ask: • What's the on-site staffing model? 24/7/365, or business hours with on-call after hours? • What's the average response time for a smart hands request? Get the SLA in writing, not just a verbal promise. • Can you walk me through your incident response process? A good facility has a documented escalation procedure — not "we'll figure it out." • What's your maintenance notification process? You should get advance notice (72+ hours) for any planned maintenance that could affect your environment. • What does your NOC monitor? Facility-level environmental monitoring should be standard: temperature, humidity, power draw, water detection. Red flags: • No on-site staff after 6 PM • "We'll get to your ticket when we can" • No documented incident history or uptime reports • They can't tell you their SLA uptime percentage off the top of their head

After the Tour: Evaluation

Don't sign anything on tour day. Go back to your office, compare notes, and evaluate. Score each facility on: • Power: Does it meet your current and projected kW requirements with proper redundancy? • Cooling: Is there containment? N+1 redundancy? Can it handle your density? • Security: Mantrap, biometrics, cameras, 24/7 guards? • Connectivity: Enough carriers? Diverse fiber? Reasonable cross-connect pricing? • Support: 24/7 staffed? Clear SLAs? Professional operations team? • Contract terms: Fair pricing? Reasonable escalation caps? Flexibility to grow? Tour at least two facilities — ideally three.
